LCD "Dalnevostochny 15" is the first project in St. Petersburg from the largest Russian developer, PIK Group. The construction of a comfort class complex is being carried out in a settled location in the Nevsky district, on the right bank of the Neva. The construction site is limited by Dybenko, Krylenko, Dalnevostochny Prospekt and Oktyabrskaya Embankment streets. Not far from the new building there are green areas: the parks of Builders and Yesenin.

LCD characteristic

The Dalnevostochny 15 residential complex consists of six monolithic residential buildings 24 floors high with original facades made in a modern style. In addition to residential buildings, the developer plans to build infrastructure facilities: two preschool educational institutions for a total of 312 pupils, underground parking and guest outdoor parking lots. For the convenience of people with limited mobility, a barrier-free environment has been created: according to the project, there are no thresholds and ramps in the houses.

On the first floors of the buildings, the project provides for commercial premises, which can accommodate shops, offices of companies providing personal services to the population, cafes, bakeries and other social facilities.

Trees and shrubs will be planted on the territory of the new building, and footpaths will be laid. There will also be equipped playgrounds for sports and walks with children.

The construction of the complex is carried out in two stages. As part of the first stage, the construction of which the developer intends to complete by mid-2019, three houses and a kindergarten will be built. Complete work on the site will be completed in the second quarter of 2020.

Apartment characteristics

The apartment list of the new building is quite extensive. Presented here:

Housing will be delivered with a fine finish, made in a modern style. Transport accessibility

LCD "Dalnevostochny 15" is a 20-minute walk from the metro station "Ulitsa Dybenko". There are also ground transportation stops nearby. The new complex is being built in a habitable location. Within walking distance there are five secondary schools, a lyceum, several kindergartens, an adult and a children's clinic. Residents will be able to make everyday purchases in the Pyaterochka and Polushka chain stores, and for large purchases and recreation, they can come to the Nevsky and London Mall shopping and entertainment complexes located within a radius of two kilometers.

Environmental friendliness

LCD "Dalnevostochny 15" is being built on the site of a former industrial area. Two large highways with a large traffic flow pass right next to the new building. In addition, several industrial enterprises operate nearby, so it is difficult to call the ideal ecology in the location. The situation is somewhat improved by the nearby parks and the Neva.

The target audience

The complex is ideal for all categories of buyers. Our opinion

The construction of the residential complex is carried out by a developer with an excellent reputation, which allows you to count on high quality construction and timely commissioning of housing. The range of apartments and their prices are quite consistent with the comfort class.

Construction is being carried out in a dynamically developing part of the Nevsky district. Previously, these territories were completely occupied by industrial facilities, but in recent years mass construction has begun here. The social facilities necessary for life are located on the other side of the Far East Avenue.

There are two main problems in the location: this is not the best environmental situation and a rather difficult situation on the roads: motorists will be forced to stand idle in traffic jams. But those who travel by public transport will not experience problems. There is a metro station nearby, and there is a dedicated line for trams in the area, so the general traffic situation does not affect their movement.

The towers will be built using monolithic technology, using ventilated facades (three-layer panels) for wall decoration. In the underground level there will be parking for 253 cars (space area - 13.5 squares), storage rooms, technical rooms. The stylobate uniting the towers is reserved for commerce and entrance groups.

As part of the first stage, they plan to sell 759 apartments, including studios, 1,2,3-room options. The area of ​​apartments ranges from 26 to 83.3 square meters, housing is handed over with completed decoration. Perform panoramic glazing of balconies.

    The residential complex will open 2 kindergartens with a total capacity of 312 pupils. The infrastructure of the Nevsky district is well developed. Despite the proximity to the industrial zone, there are 4 kindergartens and 5 schools within walking distance. One of the schools is located almost opposite the new building. Supermarkets of well-known brands operate nearby, and the London Mall shopping center is one and a half kilometers away.

  • Transport accessibility

    You can walk to Ulitsa Dybenko metro station in 20–25 minutes. Opposite the new buildings there is a public transport stop, including a tram. The transport situation is ambiguous, there are often traffic jams.

  • Ecology

    The ecology is unfavorable, since the building site borders on a large industrial zone. True, enterprises will be gradually forced out of the city. Several new buildings with premium housing are being built nearby, and it is in demand. Dalnevostochny Prospekt will pass in front of the residential buildings; this is a constantly loaded motorway, in addition, a tram runs along it. Trees grow along the road, there is a square 200 meters away. "Park Builders" is located one and a half kilometers. Pleases only the proximity of the Neva, and even then, it is behind the industrial zone.

  • Payment Options

    You can buy an apartment on a mortgage under programs from financial partners - Bank of Moscow, AbsolutBank, VTB 24, Vozrozhdenie.

  • GK "PIK" a powerful developer, one of the largest in the country. In St. Petersburg, he is only expanding his activities. However, this did not prevent the experts from giving the company the maximum score of "A +" in the rating of developers in the Northern capital. Moreover, LCD "Far East 15" included in the New Buildings White List. Whether advances will be justified in this case, it is difficult to say. As of mid-April, all three buildings of the first stage of the residential complex are at the final stage of construction, but the developer has only two and a half months left. Not enough. We will not rule out that the delivery of buildings 1A, 2A and 3A may be postponed from the second quarter to a later date. However, in any case, these houses will be handed over this year. There are no doubts about this.

    The advantages and disadvantages of the residential complex "Dalnevostochny 15" are known: we spoke about them in detail in previous opinions of the portal. In our opinion, this is a good budget housing on the border of a promising new location and old habitable quarters. At the same time, it is relatively close to the metro, which is very important for the sleeping areas of St. Petersburg. There are too many apartments on the landings, a considerable part of the apartments without balconies, but buyers, apparently, put up with these shortcomings. In any case, the demand for housing in the "Far East 15" is high. In the second half of April, about 90% of the apartments in the first stage were sold. About 70 options remain available for all three houses. The second stage has not yet been brought to the market.

    The indicator is good, since there is no shortage of alternative options in this part of the Nevsky district. There are enough new buildings in the local former industrial zone and, in general, their prices are lower than in this residential complex. So, cheaper options can be found in the Renaissance residential complex from AAG (score "B" in the rating of developers), Polis on the Neva residential complex (rating "A") and residential complex "Pulse on the embankment" from (rating "A +"). In the same price category, located across the road, the WINGS Apartments on Krylenko multifunctional complex, which is being built by the Monolit IC. But it's about apartments. Comparable with the project of PIK Group in terms of price, except perhaps the Civilization residential complex from LSR Group (rating A +, an object in the White List of New Buildings). More expensive apartments are presented in another project of the same company - LCD "Civilization on the Neva".

    Petersburg group of companies "PEAK" does not yet have commissioned objects, it has recently entered the market of the Northern capital. However, the reputation of one of the largest developers in the capital speaks for itself; there are no concerns about the company's St. Petersburg projects. Moreover, for example, PIK does not do anything supernatural on Far East Avenue. He builds point-to-point high-rise buildings that are familiar to him, favorably differing from Moscow ones only by the presence of balconies (in the capital, the developer often allows himself radical minimalism, erecting houses without balconies). To the construction site LCD "Far East 15" workers left in August 2017. By the end of March, all three buildings of the residential complex are at the stage of foundation work and the construction of underground parking floors. On Internet forums, you can find opinions that things are progressing more slowly than necessary, but the company says that the schedule is being maintained, just while the most difficult labor-intensive part of the work is going on, and when it is completed, it will not be behind the floors. Well, let's see. There is not long to wait. According to the project declaration, the houses should be built by the end of this year, and put into operation in the second quarter of 2019. Keys to buyers promise no later than November next year. While there is no talk of postponing the deadlines, all named dates remain in force. In any case, sales are under equity participation agreements, which implies the responsibility of the developer in case of violation of the deadlines. The construction of the buildings of the second stage has not yet begun.

    In the previous opinion of the portal, we have already evaluated the pros and cons of the location of the residential complex. But the project itself was not evaluated, since the details were not known at that time. Today we can say that the Moscow developer has not prepared anything unusual for St. Petersburg residents. Apartments in a new residential complex on Far East prospect, 15 are standard. Among their advantages, one can mention spacious hallways, in which, as a rule, there is a place for a pantry or even a dressing room. We also note the presence in most apartments of full-fledged kitchens and dining rooms. The corner apartments have bright rooms with two windows on adjacent walls - a number of buyers like this option. It is also positive that special baskets for air conditioners are provided on the facade of the house, and you can also buy a storage room for storing things in the house. The kindergarten, which will appear in the residential complex, is also an absolute plus.

    Of the minuses, we note that in some of the apartments, the kitchens are small by today's standards - a little more than 8 square meters. meters. Let's also say that a large part of the apartments in the LCD are devoid of balconies. We also note a large number of apartments on the sites - 11 each. Considering that the houses are 24-story, the load on the elevators is expected to be considerable. And in general, such a number of apartments in the stairwell does not contribute to the comfort of living. Let's also say that underground parking is certainly a useful thing, but the number of parking spaces in it is limited, there will probably not be enough of them for everyone, and the number of parking spaces near the houses is limited.

    The cost of apartments in the "Far East 15" is quite democratic, especially when you consider that they come with finishing. One-room apartments and studios predominate in housing. There are a lot of “kopeck pieces” in the residential complex, but the number of three-room apartments is quite small, so there are not enough options for large families with children. Sales in the first stage of the residential complex are proceeding at a good pace, two-thirds of the apartments have already been sold, but there is still plenty to choose from: about two hundred options are available for the last week of March. The choice among new buildings in this part of the Nevsky district is currently quite wide, and the price level in them is approximately comparable. The competition for the project from "PIK" is ("B"); included in LSR Group (rating A+), from IC Monolit and put into operation (rating A).

    In the construction market, everything is changing quite dynamically. Even in the summer it was known about the plans to participate in the renovation of the industrial zone on Far East Avenue. Through its structure "TIN Group" the company planned the construction of residential buildings on the Far East, 15, has already received a building permit. However, autumn brought new news. At the end of October, it became known that the PIK Group, one of the largest Russian developers, bought this site from Polis Group. Petersburg remained uncovered by PIK for a long time. Previously, the developer had plans to enter the construction market of the Northern capital, but they were prevented by the crisis. And now, apparently, everything should work out. The company plans to start construction of a number of facilities in different districts of St. Petersburg.

    As for the project at Far East, 15, there are no specifics on the timing of the opening of sales and the start of construction of houses. It is known that the developer plans to build six residential buildings and two kindergartens on this site, but the details of the project are not known, this residential complex has not yet appeared on the official website of PIK. Submit according to prior information LCD on the Far East, 15 planned for 2019. Obviously, specific information on this project should be expected in 2017. Then we will analyze in more detail all its pros and cons. So far, we can only talk about a high degree of reliability of investments in this project. If PIK starts its implementation, the construction will no doubt be completed. The fact that everything is in order with the developer's finances is at least evidenced by the fact that quite recently, this year, PIK absorbed one of the largest players in the Moscow construction market, the Morton company.

    As for the Far East, 15, the place, of course, cannot be called particularly prestigious even by the standards of the Nevsky district. A significant disadvantage is the lack of full-fledged green areas nearby (the Park of Builders does not count - it is young and has not yet grown as it should). The ecological situation is aggravated by itself. The traffic on it, especially during peak hours, is very dense. In social terms, the district as a whole is provided with schools and kindergartens. In addition, one must understand that as the industrial zone between Dalnevostochny Prospekt and Oktyabrskaya Embankment is renovated, more and more new social facilities will appear here. So we can look to the future with optimism.

    The transport situation in the area of ​​the projected residential complex is difficult, at least for car owners. During rush hours, it is not easy to drive from here to the city center, because in the morning traffic is blocked by traffic jams on Zanevsky Prospekt and Alexander Nevsky Bridge in the north and on Narodnaya Street and Volodarsky Bridge in the south. In the evening, the situation is mirrored - it is just as difficult to return from the center to the Far East. But for those who use public transport, the situation is easier. To the station

    PIK Group is building a new residential complex near the park and the metro. LCD "Dalnevostochny 15" is positioned as a comfort-class project. Improvement of the local area, construction of a parking lot are envisaged.

    The surrounding area is planned to be landscaped and landscaped. The construction of a residential complex on the right bank of the Neva began, which is building only two residential complexes in St. Petersburg. Another complex "", in which sales have recently started, will appear in the future on the Suzdal highway.

    The new builder of St. Petersburg for other cities of our country turned out to be not at all new. Since 1994, PIK has been actively building residential and non-residential areas in Moscow, the Moscow Region, Perm, Obninsk, Yaroslavl, Rostov-on-Don, Kaluga, and Novorossiysk. For example, if you look at the new buildings of the PIK Group of Companies in Moscow, you can find 31 residential complexes for sale at the moment. Of course, among the huge number of clients of the developer there are dissatisfied. Complaints of residents of "peak" new buildings relate mainly to the sound insulation of apartments, poor-quality finishes, the state of parking, and office maintenance. But first things first.

    It is worth noting that in this LCD even small balconies are not in all apartments, which raises many questions.

    The remoteness from the metro reduces the attractiveness of this development. The distance to the nearest one, according to the maps, is 2 km and, accordingly, 25 minutes on foot.

    Building site and dangerous neighborhood

    The residential complex is located on the territory where warehouses were previously located. This is what the place where the sales office is located now looked like back in October 2016 (photo from Google maps).

    In the neighborhood of the warehouses, two concrete plants were localized: Barricade and Aerok. Now, in their place, the St. Petersburg developer "" plans to implement a rather large project. Now the company is carrying out a large-scale renovation of the land between Dalnevostochny Prospekt and Oktyabrskaya Embankment. By 2025, a residential complex with 16 thousand apartments will appear in a semicircle along the entire territory from the side of the Neva, the construction of which is already in full swing:

    A kilometer from Far East 15, on Oktyabrskaya Embankment, construction is planned - from. Long-term disputes over the development of this area ended with the relocation of the plant.

    Potential customers of PIK also raise doubts about the close proximity to the Krylov scientific center, where the U-3 nuclear reactor is located. A dialogue about moving the reactor to another location is underway, but so far there is no information about the “moving”. Mikhail Rylov, vice-president of the Russian Green Cross, believes that, compared to other similar facilities, the Krylov Center reactor is "safe enough" because it is relatively small and low-power. And yet it is a nuclear facility that carries a potential radiation threat. A sanitary protection zone has been established around it, limited only by the perimeter of the site (its area is about 2.7 hectares).

    According to the newspaper Saint-Petersburg Vedomosti, the maximum radiation background near the facility in January of this year reached 12.9 microroentgens per hour, which corresponds to the natural background (up to 20 microroentgens per hour is considered normal, up to 50 is safe for humans)

    Where is PIK

    When I contacted the company, I found out that an appointment is not required if you plan to visit the sales office on a weekday. Holidays - by prior arrangement. Armed with a notebook and a pen, I went to the sales office to get answers and get my idea of ​​a new developer in St. Petersburg.

    The distance from the metro to the sales office with a quick and confident step was exactly 20 minutes.

    Even from afar, it became clear that the developer tried to make the sales office visible: flags, signs and signs on the fence around the construction site and a large inscription with the name of the residential complex.

    The high level of customer service was felt right from the doorstep of the sales office. Having specified the data, the friendly administrator immediately offered coffee or tea to choose from. And this is not just boiling water from a boiler, but, like in a coffee shop, latte, cappuccino, americano are “served” here.

    While I was waiting for the manager, I was able to look around: in the center of a small hall, under glass, there is a model of a future residential complex.

    You can feel the hand of a good designer. The entire office space is divided into functional areas: reception, waiting area, as well as areas for communication with managers. They are separated by partitions, reminiscent of compartments in trains, but this ensures comfortable communication between each client and the manager while saving space. Each table has its own mini-model of the residential complex, so that you don’t have to explain “on your fingers”.

    Once in my "compartment" with the manager, I went on the offensive: where are the balconies? Why are they absent in half of the apartments in the residential complex? As an ardent supporter of apartments with a balcony, I would definitely refuse to live without it. By the way, as for the price, it does not differ much if you try to save on the lack of square meters for a balcony. My main complaint about this issue was met with a response from the manager: why do you need a balcony? And really, why? If for storing things, then it is reasonable to use a personal storage room in the basement, next to the underground parking. Its area is from 3.5 to 6.3 m2. True, there are only 120 of them for all six houses, it is booked and redeemed in advance, during the purchase of an apartment. But the cost of such premises is still unknown. In some apartments, the layout provides wardrobes and niches for storing things.

    PIK-Standard

    Let's move on to the so-called PIK-Standard. What's this? These are the standards that, over the years of work, PIK Group has identified for itself as defining ones. Guided by them, the company builds. They are described in more detail in one of the sections of the official website. I will mention a few: entrances at ground level, cameras instead of concierges, durable facades, large windows.

    In 2016, PIK Group developed efficient monolithic houses of the SEM2 series - a super-efficient monolith. Outdoor units of air conditioners are hidden in special baskets so as not to spoil the overall look of the houses. High parapets on the roofs will reliably hide engineering communications from prying eyes.

    The main idea of ​​the complex is ground-level entrances to the front doors to make it convenient for everyone: mothers with prams, travelers with bags, as well as people with disabilities.

    The concept of “cameras instead of concierges” is also curious. This is one of the key principles of the PIK-Standard. The security point will be located in one of the LCD buildings. Probably, next to the office of the management company provided by the developer to service the residential complex for the first time - PIK-Comfort. Whether or not to leave the Criminal Code for further maintenance of the houses will be decided by the tenants themselves at the first meeting.

    The durability of the facades, according to PIK Group, is ensured by cladding them with Kerama Marazzi ceramic tiles. By the way, in the apartments, the tiles of this particular manufacturer will be in the hallway, bathroom and on the kitchen floor.

    Expanded windows measuring 185 by 200 cm, with a blind transom at the bottom, are manufactured at our own factory, using a unique technology. Thanks to such window designs, there is more light in the apartments. The use of this technology for St. Petersburg is very important. The only question is, will cold air also begin to pass through the large window over time? After all, a glazed window frame is not a blank wall.

    The showroom in the LCD "Dalnevostochny 15" will appear as soon as the 1st building is built and finished. As the manager assured me, the first floor of one of the buildings (most likely the first one) will be completely given over to the showroom. Now the manager offered me to see the finished version of the apartment in Moscow, promising to negotiate with colleagues from the Moscow office.

    The developer also promises to plant trees of different heights around the perimeter: hawthorn, apple, linden, oak, willow, maple. However, there is not a single conifer among them, so if in summer there is a flowering garden in the courtyards-parks, then in winter only trunks will remain. Modern technologies are also used in the construction of this residential complex, including a free Wi-Fi zone throughout the yard.

    Public transport stops, metro Metro "Ulitsa Dybenko" within walking distance (20 minutes from the sales office, from the residential complex - 22-23 minutes). Opposite the sales office there is a stop of trams No. 7, 27, 39. The easiest way to get there is by tram: a separate dedicated lane, no traffic jams.
