Purpose of a public cadastral map

Public cadastral map of Rosreestr

The Rosreestr card is used by individuals, state companies, government and law enforcement agencies, commercial organizations. Most often people turn to her when it is necessary to make a real estate transaction, draw up documents for land, or urgently obtain information about a separate plot of land. Among the most common reasons, for which the public cadastral map of Rosreestr is used, note:

With the help of a public cadastral map, the user at any time convenient for himself, regardless of his location, employment, etc., will be able to find out the information he needs stored in Rosreestr. It is completely free, and to work you only need the Internet and a computerized device (phone, tablet).

For example, if a user has visited the portal and plans to buy land in the region, he should pay attention to the cadastral value of the plots. For land shares located even in the same block, this cost may vary depending on the area of the plot, category of land and other features. The cadastral value necessarily appears in documents for land and real estate and is the basis for calculating taxation when making a purchase and sale transaction, gift, or inheritance. In addition, it is also taken into account when calculating the annual property tax. Naturally, the lower the price, the lower the tax, that is, it is more profitable to buy inexpensive plots. On the other hand, it is not for nothing that the cheapest land plots have such a cadastral value and are not a good purchase in terms of prospects for use or comfortable living. Therefore, the buyer must maintain a balance.

Or another example. A citizen bought land, built a house on it and moved the whole family. And in a couple of years, a residential complex or factory will grow nearby. And if, before purchasing, he had looked at the purpose of the land according to the cadastral map of Rosreestr, he would have seen that nearby there were lands for industrial purposes or intended for development.

How to search for information on a map?

The first most common action that almost all guests of a web resource perform is searching for a plot of land. It can be done in several ways.

Land plots on the map

The simplest option is when you already have a cadastral passport of the object, that is, its cadastral number is known. Simply enter it in the search bar and press the “Find” button next to it or the Enter key on your keyboard. The public cadastral map will increase in scale and self-center on the screen so that the area of interest is in the center.

In a similar way, a search for a land share is carried out if the cadastral number is unknown, but the coordinates of the object are available.

Search for a site by district

If neither one nor the other is available, you will have to look at the address. In this case, data is entered into the search bar in the following sequence: subject of the federation, region, district, city (town, village). In the search results you can see different quantities plots, you need to click on the one you are interested in.

The most inconvenient option is if you only know approximately where exactly the land plot is located. Then you will have to go to the desired block and search for the object by external signs, zooming in and sequentially examining parts of the map. For clarity, it will be useful to add a background to the cadastral map - satellite images of the territory (menu “Map Management”).

Another way to find out information about a land share is to click on it using the “Objects at a point” menu. A pop-up window will appear under the cursor with text information, links and a government services tab.

Opposite the sections in the search results there are 2 icons - an asterisk and Exclamation point. The first is used to add an object to favorites, and the second is used to complain about incorrectly displayed information.

To do this, select measurements in the toolbar and click on the map to draw the boundary of the area. The program calculated the area of the site for us, just over 51 acres. This area corresponds to the information contained in the land management file for land surveying.

Notice the two small red rectangles. These are buildings registered in the cadastral register. Hence the conclusion: on the map you can find not only plots, but also other real estate objects. If you use the “objects at a point” function to click inside the red area, information about the building will appear. From it you can find out the number of floors, date of completion of construction, commissioning of the premises, building area and other important information.

You can go to the “map management” tab and select thematic layers. The map can show what category of land each plot has, how the plots are differentiated by cadastral value, or whether their position corresponds to the boundaries on the satellite image. It would take a long time to list all the possibilities. Since the menu is intuitive, the user himself will find the thematic maps that interest him. Below is what an overlay of a public cadastral map looks like on space image made by Scanex.

If necessary, the map can even be printed, not as a picture, but to scale. To do this, go to the print tab and select the image scale. (By the way, it is not at all necessary to print on paper; you can save the map in pdf format).

So, we have considered all the possibilities that the public cadastral map gives users. If you still have any questions, there is an icon with a question mark in the map menu. This is for reference. The tab contains information about the application, a usage agreement and a multi-page instruction manual. But most people work just fine with the map without familiarizing themselves with these documents.

The appearance of cadastral data in the public domain has significantly simplified paperwork, as well as reduced the risk of falling for a fraudulent transaction.

  • Reduce red tape and get the data you need quickly. Previously, information could be obtained from the territorial authority, which took time. Now all information can be obtained at once.
  • Ease of use. The unified online cadastral map is easy to use. In order to obtain the necessary data, you do not even need the exact address of the property.
  • Check and find out the cadastral number of the land plot. You can get the cadastral number and the necessary information about the plot in a couple of minutes, as well as order a cadastral extract online.
  • Saving history and printing capabilities. Thanks to this, you will not have to enter the cadastral number again if you decide to look at the data on the site again. If necessary, the information can be printed.
